Patience is the key when it comes to pre-construction investments. In other words, a real opportunity will present itself when it exists. Only then will the savvy investor seize the opportunity. There is no reason to overdo it. Smart investors see high returns on just a few investments a year.

 

There are three things to look for when it comes to pre-construction investments:

 

-                     Low risk

-                     A Good return on investments

-                     Minimal use of capital

 

Suppose we are considering the purchase of a piece of property for speculation of future returns.  You must focus on four things to control your risk:

 

-                     Carefully select a land project where you are solidly convinced that a buyer will want to possess it at any costs (i.e. in tourist hotspots, baby boomer areas, etc.)

-                     Make sure that potential buyers will be aware of this project due to good marketing.

-                     Manage your portfolio and your finances to insure that, if you are wrong about a particular investment and it results in a loss, that loss is not catastrophic.
